Window cleaning that fits around your operation

Aqua Force Commercial Cleaning is a specialist exterior building maintenance contractor working with facilities, estates and operations teams across Suffolk, Essex, Norfolk, Cambridgeshire and London.

We clean glass at every level, from ground-floor shopfronts and office glazing through to atriums, glass roofs and high-level elevations, using reach-and-wash, MEWP, cradle and rope access.

Most of our work is planned, with an agreed frequency and an agreed visit window. We also take on one-off cleans, post-construction cleans and reactive work when a site needs bringing back up to standard. Site-specific RAMS are issued before the first visit.

Buildings and sectors we clean

We work on live, occupied sites where access, safety and disruption all have to be planned for:

  • Offices, business parks and multi-tenant buildings

  • Schools, colleges and university estates

  • Factories, food-production units and warehouses

  • Retail parks, showrooms and leisure venues

  • Stadiums and sporting venues

  • Hotels, heritage and listed buildings

  • Local authority and other public-sector buildings

Window cleaning services we provide

We cover the whole glazed envelope, not only the panes that are easy to reach:

  • Exterior window and glazing cleaning using purified water reach-and-wash systems, which leave glass, frames and sills clean without detergents or ladders

  • Internal window, partition and atrium glass cleaning, including out-of-hours visits where floors cannot be closed during the working day

  • High-level and hard-to-reach glazing by MEWP, cradle or rope access, depending on what the building and the ground conditions allow

  • Roof lights, skylights and glass roofs, with fall protection and edge protection planned in advance

  • Curtain walling, cladding panels and window frames cleaned alongside the glass so the whole elevation matches

  • Post-construction and handover cleans, including the removal of building residues from glass

Access methods and equipment

The access method drives the cost, the programme and the risk, so we assess it before quoting rather than afterwards.

Reach-and-wash water-fed poles cover most low- and mid-rise glazing safely from the ground, using purified water so the glass dries clear without detergent. Where poles cannot reach, we use MEWPs and cherry pickers on suitable hardstanding, cradle systems on buildings already fitted with them, and rope access on elevations with no safe ground access. Our operatives hold IPAF and PASMA certification for powered access and mobile towers, and CSCS cards for construction sites.

If a machine cannot be positioned safely, we will say so at survey stage and propose an alternative rather than working around the problem.

Safety, RAMS and compliance

You receive site-specific RAMS before the first visit, not generic paperwork. They cover access equipment, exclusion zones, pedestrian and vehicle management, working-at-height controls, emergency arrangements and anything particular to your site, such as live production areas or pupils on site.

We are SafeContractor accredited and carry £5 million public liability insurance. Operatives are DBS checked and hold CSCS, IPAF and PASMA certification relevant to the work. We are happy to be inducted, to work to your permit-to-work system and to attend pre-start meetings.

How often should commercial windows be cleaned?

There is no single correct interval, but as a guide: city-centre and roadside offices usually need exterior glazing cleaned every four to six weeks; business parks, schools and colleges every eight to twelve weeks; and warehouses, factories and distribution units two to four times a year. Internal glass is typically cleaned quarterly or twice a year.

The right frequency depends on traffic and pollution levels, coastal salt exposure, nearby construction, trees and bird activity, the glazing type and how the building is used. We recommend an interval at survey and review it after the first few visits. Cleaning more often at a lower cost per visit usually works out cheaper than letting soiling build up to the point where a restorative clean is needed.

Scheduling, disruption and completion evidence

Most sites cannot stop trading while their windows are cleaned, so we plan around them. Early starts, evenings, weekends, school holidays and planned shutdowns are all routine, and access, parking, welfare, key holding and signing-in arrangements are agreed before the first visit.

After each visit you receive confirmation of what was cleaned, anything that could not be completed and why, and photographs where they are useful. Defects we spot while working at height, such as failed seals, blocked gutters, damaged frames or loose cladding fixings, are reported to you rather than left.

Why facilities teams work with Aqua Force

Aqua Force Cleaning Services was founded in 2019, and Aqua Force Commercial Cleaning Ltd was formed in 2021 so that commercial and industrial contracts are run separately from domestic work. We are based at Unit 8, 4 Berwick Road, Ipswich, and work across Suffolk, Essex, Norfolk, Cambridgeshire and London. Larger multi-site and specialist-access projects are taken on nationwide.

Snape Maltings is a monthly contract where we keep the internal and external glazing clean across the site. We have also completed work for Ipswich Town Football Club, Copleston High School, Suffolk Fresh, Wattisham Air Base, Heveningham Hall and East Suffolk Council.

CLEAN. PROTECT. MAINTAIN. Call 0808 160 7100, email info@aquaforcecommercialcleaning.com, or request a site survey and we will look at the building before we quote.
